What To Look For In A Home Inspection

This is an important inspection to have, but how do you know who to hire to perform the inspection?

We will begin with the basics.

The purpose of a home inspection is to investigate current issues the home may have, known or unknown and assess what reasonable steps can and should be taken to remedy an issue if it were to require attention. This includes looking at large scale systems of the home like the roof, plumbing, heating/cooling and electrical.

We will further examine the roof inspection. The attic will likely be investigated by the inspector, mostly to make sure that the roof is doing it's job of keeping out water and then look at the roof itself; the type of roof, approximate age and any vulnerable areas like vents, skylights and chimneys that penetrate the roofing membrane, as well as valleys where roof lines meet and flashing details.

Even though the exterior looks fine and is wearing well, evidence inside of a leak is found where the roof sits on the exterior wall. But is that the source of the leak? Not in this instance. The inspector traces the leak to a plumbing vent and then returns to the exterior to find an area of flashing that requires re-caulking with an appropriate roofing product.

Maintenance must be done every so often on homes, and the inspector will understand this and help to address any issues. In this instance, a local contractor or competent homeowner could surely remedy the issue satisfying both parties that the roof will be fixed and continue to perform as expected for the duration of its usable life.

The most common places that the inspector will examine and provide advice about are:

Electrical wiring and system; Is it copper wire? Is there knob and tube wiring, or aluminum? Is there room in the panel for expansion if you plan on renovating?

Plumbing; How much longer will your hot water heater last? Does your home have in-floor heating with pipe made of polybutylene? Do you have a 2 tier system made of PVC, or concrete or clay tile as the exterior drainage system?

Heating and cooling units; Does the furnace operate at maximum efficiency? Are there any gas leaks? Do you know how to maintain your heat pump properly?

Roofing; Does the roof have many years left or does it need to be replaced soon?

Interior of the home; Does the carpeting have any rough edges that could cause a person to fall? Missing door stops? Is there any issues with a railing on a stairwell?

Structure; Building codes were followed for the home's original construction, but if there were renovations completed without inspection, is the code followed?

Safety and Insurance Concerns; Does the home have enough functional smoke detectors? Has the home been fitted with carbon monoxide detectors? Could there be an oil storage tank located underground that is no longer in use, and requires a specialist to find and assess?

Homeowners should have a thorough home inspection done in order to be assured that the home is safe, secure, and is a healthy place for you and especially your loved ones.
